There’s nothing like enjoying the rich history of midtown Tulsa – the beautiful architectural styles and lovely parks. And where better to do this than in Terwilleger Heights?Typical English style home in Terwilleger Heights

Boundaries of Terwilleger Heights to the west is Woodward Park, Utica Square to the east, 21st Street to the north and 26th Place to the south.

I started to put together this market report for Terwilleger Heights for the third quarter of 2009 for a client, and something stood out about this neighborhood that caught my eye — the number of homes that have seperate quarters or rentable apartments above the detached garage.

This brought back a wonderful memory of visiting a friend in Tulsa while I was in college. He rented a detached quarters behind one of these beautiful homes, and I remember thinking that he lived in a “mini-mansion” admist all of the lush landscaping! As a young, poor college student, this beautiful neighborhood won my heart immediately!

Now to my original content – market activity in Terwilleger Heights, 3rd quarter, 2009

As of October 1, 2009, there are fifteen single family homes listed for sale in Terwilleger Heights. Prices range from $225,000 to $960,000. The median price lies somewhere around $500,000. The two homes in “pending” status are listed for $319,000 and $675,000 – we won’t know what they actually sold for until they close, but it’s of interest to note that both were on the market less than one month.Beautiful Woodward Park in Terwilleger Heights, Tulsa

Also note that the two properties listed under $300,000 have some level of damage and are selling “as-is.” Three properties sold in Terwilleger Heights in the last quarter, with sales prices of $307,500; $420,000 and $1,187,500.

Art in the Square – Utica Square, Tulsa, October 3, 2009

Art in the Square occurs every October. Local artists showcase their works along Utica Square’s sidewalks and we have a chance to meet our artists and purchase their wares. In the beautiful and crisp Oklahoma fall, this is becoming an annual tradition you won’t want to miss! Garden Deva displays her work at Art in the Square

Beautiful Utica Square is the backdrop for over 90 local artists as they showcase their work. As you stroll down the tree-lined brick sidewalks, you can admire the different mediums of art ranging from watercolors, stained glass, pottery, sculpture, and woodturning. And if you see something that inspires you, stop and chat with the artist. Each artist is on hand to answer any questions you may have.

This free event celebrates art and the art of shopping.

Utica Square – Tulsa’s finer midtown Shopping Centre – The many Tulsa midtown neighborhoods that I love – Terwilleger Heights, Maple Ridge, Swan Lake, Florence Park – all share a unique place to shop: Utica Square.

Once considered the “outskirts of town,” Utica Square is an anchor of midtown Tulsa.

Referred to as “the Square” by locals, its charm and beauty are evidenced by the many clocks and the garden’s bronze fountain and statue.

In addition to the many shops, Utica Square is becoming known for free events such as Lights On!, Summer’s 5th Night and Art in the Square.

Summer’s 5th Night is a series of free concerts each week on Thursday night from May through August from 7-9 pm. Guests of all ages gather to hear local artists entertain us with jazz, country, blues and occasionally island music. We bring our picnic dinners or purchase food from restaurants at the Square. We bring our dogs and our children – it’s a lovely weekly event!

After enjoying our Thanksgiving turkey and cleaning dishes after the big meal, we all head to the Square for the annual Lights On! tradition. At 6:30 that evening, over 700,000 lights adorning 175 trees will light up the sky at the Square – our official invitation to the Christmas season. Santa is there to greet the children, and the contagious holiday spirit spreads as we sing Christmas carols together.

Art in the Square occurs every October. Local artists showcase their works along Utica Square’s sidewalks and we have a chance to meet our artists and purchase their wares. In the beautiful and crisp Oklahoma fall, this is becoming an annual tradition you won’t want to miss!

The shops at Utica Square are mostly locally-owned businesses with a few chain stores we couldn’t live without. My favorite restaurants there are The Wild Fork, Queenies and Stonehorse Café. Favorite shops are Miss Jackson’s Penthouse Salon, Williams Sonoma and Ihloff’s Salon & Day Spa. Specialty foods and daily groceries can be purchased at Petty’s Fine Foods and accompanying wine can be purchased at Grand Vin Bottle Shop.

With over sixty shops, Utica Square truly provides Tulsa midtown neighbors one-stop shopping. But, it’s not just the great shops that will keep you coming back to “the Square” – you’ll become a frequent visitor once you are smitten by its charm and home-town atmosphere.

Swan Lake – one of Tulsa's oldest and most beautiful parks and historic neighborhood

Swan Lake – one of Tulsa’s oldest and most beautiful parks and historic neighborhood – One of the hidden treasures in midtown Tulsa is a neighborhood and park called Swan Lake.Swan Lake Tulsa Oklahoma

This lake, blocks away from St. John’s hospital and Utica Square shopping, is home to a permanent collection of native waterfowl. The lake and its feathery residents are maintained by the Swan Lake Waterfowl Society and Tulsa Parks.

A historic district in Tulsa, Swan Lake’s boundaries are 15th street to the north; 21st street to the south; Peoria Avenue to the west; and Utica to the east. Homes built around the lake from the early 1900s to present include a variety of architectural styles including Spanish, Georgian Revival and vernacular interpretations honoring the swam, per Wikipedia. The neighborhood also contains bungalows and several multi-family dwellings.

History: the lake was donated to the city of Tulsa in 1910 by Samuel Orcutt and W. P. Moore. Originally a picnic spot and amusement park, the fountain was built in 1920 and the first swans were purchased in the 1930s.

Today: an engineering and design study conducted in 2005 determined that the deteriorating fountain needed to be replaced. Thus, the Swan Lake Fountain Restoration Fund was born. The cost of the new fountain and new aeration system is almost one million dollars. Maintenance and upkeep add another $750,000 to the project.

The Committee is also conducting a neighborhood drive to raise money from residents, applying for grants from local foundations, and conducting a city-wide campaign requesting the citizens of Tulsa to donate to restore this historic and beloved park to its original beauty.

Its goal is to raise the funds needed to restore the fountain and replace the aeration system and complete these initial projects by 2010 to celebrate the 100th anniversary of the Park.
